27 lots will be created with new subdivision

McCOOK, Neb. — The McCook Planning Commission will be asked to approve a request for a vacate, rezoning designation and preliminary plat for a proposed three-block residential subdivision, Monday, Sept. 26, 5:15 p.m. at city council chambers at the Municipal Building.

The requests come from Greg Wolford, W Designs, on behalf of the McCook Economic Development Corp., W.A.G.S. Properties, L.L.C. (Chris Wagner) and John and Elizabeth Nothnagel for the property they own collaboratively north of West R Street and west of West Seventh Street, within the Clary Subdivision. Following the vacate process, the North Pointe Addition residential subdivision will be created through the adoption of the final plat. A preliminary plat was approved by the City Council in August of this year.

Property that abuts West Seventh is zoned Agriculture and the applicants are asking for a rezone to Residential Medium. As the surrounding property within city limits is zoned Residential Medium, the rezoning request aligns with that. This property was recently voluntarily annexed into city limits.

The plan for the North Pointe Addition is to phase in residential development, according to the application. The subdivision would consist of three blocks and 27 lots. Three new streets are proposed in the subdivision, West Ninth, West S and West T. There is a continuation of a sewer easement on the south side of proposed Block 1, which originates as part of Clary Subdivision Replat No. 1. There also may be an alley between the north and south lots on Block 2.

Blocks 1 and 2 are owned by MEDC. The MEDC plans to develop the lots into residential properties.

For Block 3, Lots 1 and 3 are buildable lots owned by W.A.G.S. Properties.

Outlet 2 is a parcel property that will be used for drainage concerns and will remain unimproved except for necessary infrastructure and be subject to a homeowners association agreement of property owners whose properties are in North Pointe Addition.

Block 3, Lot 4, is owned by John and Elizabeth Nothnagel.

After approval by the Planning Commission, the requests will go before the McCook City Council for approval.

Earlier this year, the council approved the property to be eligible for tax increment financing, which can be used for infrastructure needs such as water, sewer and sidewalks.
