County takes first steps toward foreclosures

McCOOK, Nebraska -- Red Willow County, Nebraska's treasurer Monday morning took the first step in foreclosing on properties whose owners haven't paid real estate taxes or assessments for at least two years.

"There's not a lot of money involved," county treasurer Marlene Garcia told county commissioners, but, with 28 properties, there are more tax certificates issued on properties with delinquent taxes than normal.

There are normally under 15 such properties, Garcia said, explaining, however, that she started with 60. "Those who are going to pay have paid," she said.

These last 28 properties had been advertised and offered for sale for their delinquent taxes, but went unsold. The list does not include property owners who have filed for bankruptcy and were not advertised, Garcia said.

This is the first step the county takes in foreclosure, Garcia said. By the time the process moves to the district court, she said, there are usually just two or three foreclosures.

The list of tax certificates involves properties in McCook, Indianola, Lebanon and Danbury, and in rural areas. Tax totals range from $78.04 at the lowest, to $1,507.78 at the highest. One couple owns 11 properties on which they owe delinquent taxes. Many involve single lots with improvements; one is nearly 24 acres without improvements.

The delinquent tax bill totals $18,383.45.
