Request for new subdivision filed

McCOOK, Neb. — The McCook Planning Commission will consider the request from David Winder for a minor subdivision request and a change of zoning, at its meeting Monday, 5:15 p.m. at city council chambers at the City Municipal Building.

Public hearings will be conducted for both, in addition to another public hearing on dissolving a Planned United Development to the south of the proposed subdivision, so the zoning can be changed.

Winder filed a minor subdivision application to divide a tract of land with the proposed name of HCC Subdivision. It would contain five residential lots, with all properties adjacent to West 8th Street and/or West R. To the north is North Pointe Development and to the west is Clary Village and Quillan Court housing.

The property to the south of the subdivision would not be included. Currently, there is a residential structure under construction on proposed Lot 3. No more construction can occur until the subdivision is approved.

There are existing utilities adjacent to the proposed subdivision. The property to the south of the subdivision is in the process of an administrative lot split. The paperwork for this will be filed before the finalization of the subdivision.

The application of the subdivision also includes a request to change the zoning from Business Commercial to residential medium density.

As the result of this request, the City of McCook must dissolve a Planned Unit Development, that allowed the construction of storage units, that was approved by the McCook City Council in 2021 for the entirety of the lot, that includes the proposed subdivision as well as property to the south that is home to a bus barn and other structures. The Planned Unit Development takes precedence over existing zoning rules and interferes with Winder’s ability to comply with the residential medium density zoning he requested.
