Garage setback on city zoning agenda

McCOOK, Neb — A homeowner at 1001 E. Fourth is requesting a variance from 10 feet to 15 inches for a proposed garage, at the Board of Zoning Adjustment meeting Monday night, 5:30 p.m. at the city council chambers in the Municipal building.

Linda Campbell, owner of the property at 1001 E. Fourth, zoned residential medium density, is requesting the variance so she can build a garage on an existing cement slab behind her home. The residence has an East Fourth street address although it actually faces East J Street.

According to city staff reports, the proposed garage would not meet side yard requirements, measuring from J Street. The south end of the garage would be 15 inches from the property line instead of the required 10 feet.

In reviewing the application, city staff found some considerations that warrant a variance, including:

the house currently sits approximately five feet from the south property line, that already breaches the city’s setback requirement of 10 feet; the requested variance is a little less significant as the proposed garage would only extend beyond the existing house an additional three feet, nine inches; the variance would not cause a substantial detriment to the public or neighborhood and have little impact on vehicles utilizing the alley.
