Zoning board to consider setback request

McCOOK, Neb. — A McCook citizen who wants to build a carport in his backyard is requesting a variance from the six-feet setback from adjacent buildings as required by city ordinance.

The McCook Board of Zoning Adjustment will have a public hearing on the request from Thomas Trujillo of 303 E. Third to amend the property line setback from six to three feet on Monday, 5:30 p.m. at the City Council Chambers at the McCook City Municipal Building.

Trujillo is requesting the variance for a carport he wants to build in his side yard. The property is in a residential medium density neighborhood.

According to the public notice request, his property is exceptionally narrow, less than 40 feet wide, making it hard to meet the setback requirement of six feet. Typical lots in McCook are 50 feet. According to the city staff report included in the variance request, City Manager Nate Schneider has discussed the request with Barry Mooney, City of McCook Building inspector. City staff recommended granting the request as it would not be a "substantial detriment to the public good" and won't substantially impair the intent and purpose of the setback ordinance.

The applicant has certifications from the neighboring property owners that they do not have objections to the variance.
